Application Process and Basic Requirements

Tenant’s income must be at least two to three times the amount of rent to qualify. All residents 18 or older must complete an application and be on the lease. Tenant’s between the ages of 18 and 21 may require a co-signer depending on qualifications.

To view a property you will need to submit an application for review. There is no initial fee to submit an application. It may take several days to review and qualify applicants. Incomplete applications will not be processed. Once an applicant is qualified for an available property the property manager will call to set a showing appointment. If a qualified applicant chooses to rent a property, a non-refundable processing fee of $30 per applicant will be required to complete the application process including Background and Credit Checks. Qualified applicants may not be approved if Background and Credit Checks return undisclosed information. Payment of Security Deposit in full is required to hold a property and remove it from advertising.

Rental Payments


We accept Checks, Money Orders, and Cashiers Checks for rental payments. Also bank to bank transfers can be set up via our Tenant Portal. We do not accept cash, debit cards or credit cards at this time.

Rent may be dropped off during business hours, (Mon-Fri 8-4) or you can use the drop box located on our main entrance door.


Rent is due on the 1st day of every month and considered late after the 4th day of the month at which time a late fee will be assessed according to your lease, typically 10% of your monthly rent. Late rent may also result in the posting of a “Demand for Compliance or Right to Possession Notice” (3 Day Notice) which is the initial step in the eviction process and includes a $25 service fee.
